Anytime someone acts upset or goes quiet, this is a sign they do not feel safe and you need to make sure they know you are trying to help, and not hurt them.If you want to know how to speak to people about tough issues, and be successful at it I highly recommende this book called Crucial Conversations Book by Al Switzler, Joseph Grenny, Kerry Patterson, and Ron McMillan. 

Maybe you can take it to the DA and there might be some criminal aspect that would force these folks ( sellers to pay you over time.) 

I have a finance degree from a big school and am willing to work with potential partners in all aspects of deal making.

So they'd be out of compliance in 2 aspects, the loan origination and the servicing.   

And I think @David Bokman 's point is also on point that you shouldn't expect a lot of appreciation in this area.Like with any rental, tenant screening is crucial in this area because opioids and other drugs have hit the area hard.

Millionaire real estate agent/investor-by Gary Keller ect....Both are great books centered multiple aspects if the real estate industry.
