The seller would have to carry a very large second mortgage and this point will stop many deals in its tracks... but it's not impossible and it would definitely work if you can get the seller to agree to carry a large second.The other high LTV scenario would also involve a hard money lender and instead of cash we can cross collateralize with other real estate you own assuming there is sufficient equity in said holdings.The challenge in this scenario would be the cost of the hard money... it may be workable on the 140 units, assuming you are getting a good enough deal on place.

It's not traditional and it comes with plenty of risks but it's a great way to get into properties with low down payment, as well as lower interest rates than the current market allows for.

I think the issue today is all the new folks that may not be as well capitilized as you are or we were/are. to deal with these transactions there is going to be some very messy deals coming down the pike.

I do have those who show up stating “but my cats are clean” or “it was only one eviction” which I just say no, but I’ve also had those who may be slightly off income but have a qualified co-signer, or a lower credit score but it was for a medical bill or student loan, and they worked out well.

I think this is smart to do, but you are making move for quality of life as well so make sure the town is a place you will enjoy (along with the new job) living.I've seen people use metrics to move out-of-state without really getting a feel for how much their lifestyle suits the new market.
