The first 5 uses are free and then after that with a Pro Membership you get unlimited usage.

I can understand that the cost of the home over time shouldn't really exceed the cost of a home outright - as you said, the money is in the TOH park sale in the future.

Most of the time a condo/townhome won't be the right fit due to condo fees, hoa fees, etc that make it more costly for the ownership but also more management intensive.

And that by itself could blow up your exchange.The cost for a QI like us to do your 1031 exchange is very small - especially considering al of the other issues you have going with this sale.The QI does have to be in place prior to the sale of the old property.  1.

It is not really true because to get the same rate it will cost much more in upfront costs in either origination or discount fees, AND much higher back end fees in pre-payment penalties.
