What does the owner need out of the sale (time, elimination of a headache, $, etc).

My claim seems equivalent to the  process you would use for the lien release of a private lender first or second mortgage.Who do I work with in the transaction to allow the sale to go through without a cloud on title, but also get paid?

Usually you will lose around 7% in sale with commissions, title fees, etc. (~15k) Additionally, sounds like you are living in it.

Now I'm more comfortable to stay in my office and do marketing for my own properties.The problem with agents showing properties and never making a sale with that buyer is that they never properly qualified the buyer, or the agent never showed the buyer the value of working exclusively with that agent.

I just will not be coordinating repairs, cleaning and what not.
