There are several main hurdles to overcome for you to realize the higher returns of ownership over leasing:- Get all the variables needed to accurately underwrite the deal- Permitting for the facility (this will likely be a large portion of non-CapEx budget and the timeline)- Get a PPA with a power company- Get financing for the deal- Find and secure a contractor that will correctly build the facilityEdit: One other thing to note, most of the developers in that area are looking for facilities in the 1,000 acre range, so you may have some size/economies of scale disadvantages but that's to be expected vs. large national and multi-nationals.

Street cars, easy access to the highway, parking (off-street when snow happens in the winter), bus routes though they can move easily, new facilities or a university are all things that help.Good cash flow can cover a lot of mistakes.One guy I met who has done a lot of investing over his career put it this way.

If this is a typical 15-20 year old cabin with central heat and air, with a wood burning fireplace, and I want to provide basics like soaps, coffee, kitchen/cooking supplies, is there an average or a percentage to calculate these expenses?

If the water line comes into your facility then goes back into the ground over to the other facility, simply install a meter on the line going to that facility.
