, but we still cannot cherry pick pick the appraiser on a per-property per-appraisal basis, and the laws of economics still apply to everyone.However when we know it is a complex order that will require regression analysis, comping comps, a lot of historical research, statistics-based time travel to extrapolate forward in time to the present, etc, we have the option of putting out there that we (& by we, I mean the consumer) are willing to pay more, and they can take their sweet time doing it. 

To do so, I will liquidate a good chunk of my holdings and 1031 those gains into maybe 3-30 unit complexes. 

Meanwhile, on LoopNet, about 3 minutes from this property is a 16 unit complex - 2 buildings.

You purchase the property for $200K completing your exchange.There's a bit of complexity and cost to an improvement exchange. 

The property I ended up buying was a townhome and two months after purchase I received a letter from the HOA lawyer stating that there are not allowed to be any rental properties in this complex!
