John Ma Irrational sellers at reassignment closing

It was advertised that he wouldn't have to deal with agents taking a commission and here he sees the investors making several thousand, which could be arguably the similar to a commission of some sort.How do you deal with people like that, and at an extreme case where the seller may even tear the contract up and threaten to get his shot gun.Has anyone tried anything creative, other than back to back closings and double fees, that may help a transaction go smoothly with sellers like this?

My understanding is that the Texas Real Estate Commission requires you to get "sponsorship" with a broker before you can pracitce Real Estate.

In addition to my real estate income I work at Sleepys (mattress store) which brings me to about $75,000 per year, but because my job is commission based I need to show 2 years of consistent employment in order for the banks to consider my income which leaves me in a tough spot for a loan.

The issue I'm running into is that since I am changing jobs here fairly soon and since it is a commission based job no lenders that I've spoken with, except for one, will be able to work with me.

In order for that to happen, the fee MUST be paid directly to the seller.I agree that, as an agent, you can collect the fee and have it show up on the HUD-1 as a "realtor commission" but it's my understanding that the TB can't count it toward their down payment for the reason mentioned above.Would you agree with that or am I missing something?

Realtors will sometimes encourage this to get more commission since thier commission is based on % of sales price.

They have to replace their cash flow plus pay for closing costs and the brokers commission at the sale ( owner finance ).You ask WHY would you do that when you could get bank financing?
