So, it's worth the effort and challenges vs an easier purchase like a condo, IMO.Many of my clients that are looking at 2-4units right now are also considering 203k renovation. 

My primary goal is just to determine the best way I will handle the gain on the potential sale of the land. 

I feel that he came from a landlord that had in house maintenance and he's use to things being handled immediately and there on the spot, but I have been nothing but transparent with him and I don't want any problems but it's becoming stressful.

Later, NFIP licensed companies to handle the Insurance for them (the program was called Write Your Own). 

Granted, that house had some challenging features but we were surprised by the lack of traffic.

(Due to the fact that I handle our finaces and his language barrier) with some major upgrades done to the house, we have a little bit of equity in the home and our lender has talked to us about digging into our line of credit.
