That's probably why we're in so much trouble now cause so many people just lay down and accept things "just because the government said so" without questioning why....

Pets arnt a big deal unless they do cause distruction which could be added as a clause in the contract.

I can see that on some sites looking for previous sold prices this could cause confusion as you may see that the house sold for 65000 when it was actually just foreclosed.  

We run through it with the tractor and of course have to clean it before putting it away til the following weekend and luckily we spotted a tie out before running over it and possibly causing damage to the tractor.I want to at minimum send an e-mail addressing the subject...would prefer to just have a face to face (see them often).

Atlanta market is significantly up from the bottom and has caused a few folks to call it a peak.  

My question is should I go ahead and replace all of the flooring in the house to match or just do as little as possible cause it's a rental.

As @Aaron K. mentioned, right now we are in a seller's market because the housing inventory is at an all-time low and there is a lot of demand, which causes home prices to increase.

Let's see what was going on that caused such a drop in Active Inventory. 

I now have a turnkey that I live in gently for a year I should be able to cash flow min $300 and should potentially have less problems cause it is a newly reno'd home.

But also as a landlord it is not a situation I would like to be in, especially if it would cause me to miss peak rental season.Tell them your hesitations about missing peak rental season.
