I realized that is a tall ask.Mike, The plumbing and HVAC look good.Jason,Yes, you are correct in this deal probably can't work and the not enough margin.I just was looking to see if a no (or little money down deal) would be worth the trouble.The tenant want to stay 1-2 years and have take very good care of the property.I am on to the next deal.I appreciate everyone's feedback.Thank you,Ginger

For example, I generally don't care about anything but actual cash flow, so the other numbers like ROI and IRR don't weigh very heavily on my decisions.

I opted to assign S8 rents to PM because for me it made sense that if they are taking care of the rents, they might as well take care of all the rents.

Either the seller needs to pay the lien at settlement (if there is a lender involved... see below) or the buyer needs to factor in taking care of the lien immediately.
