If you are in a more litigious, liberal state like California then you may want to be more careful.Personally, I think you're better off with a good insurance policy.

I now live in CA and am so glad that I lived in my property for two years before moving, because now I know what to expect out of managing tenants.

By califirnia law can you tell rental applicants that you can only rent to 2 people per room or there isnt any law that prohibits you from telling applicants what is the amount peoole you can rent to?

For example: an applicant that is willing to pay you maximum deposit (2 months for California), plus prorated rent till the end of the month plus a full rent for the next month (all cash) and wants to move in tonight may be a great tenant but chances are that they are been evicted by their current landlord.
