Make sure you have an LLC set up to put your investment property into the LLC.2.

. - But I have a family member (Brother or Parent etc...) who is interested in putting some money into it.- Total start up costs (Down payment + closing costs, furnishing, getting started on Airbnb etc...) = 200k USD- Family member wants to put in 50k USD of the start up costs, but doesn't want to be on the hook for the mortgage. 

Currently, I am focusing on getting into the multifamily/commercial apartment space but I wouldn't turn down a good fix and flip. 

Instead, I’m teaming up with a trusted partner from Anniston, AL, which has made my wife feel more comfortable with the plan :).I’ve been diving deep into the Birmingham market, using local resources and data to shape my investment strategy.

In the last few years I took out a HELOC on my primary residence, used the funds for the down payment on two investment properties, then refinanced the HELOC into a 30 year loan (7/1 ARM) as a second mortgage against my primary res.

@Joe Kern The nightly charge and cleaning fee, as well as any other charges you add, are all lumped into revenue.

We’ve put maybe 25k into the building since ownership (which was June 23’), but apparently it isn’t enough seasoning for thanks to want to cash me out.

Then bring in tons of fill dirt and compact it, with inspections along the way.This can cost $5-10k, so I'd just put those same dollars into turning it into an asset.

I have no real estate experience, but I am looking to venture into it.
