No wasted time when people don't show or are late etc etcHaving multiple groups there at the same time ramps up the "competition" factor....the people see 3 other groups looking around and the competition juices start to flow....people want what other people wantYou can address the same questions and topics to multiple people at the same time without having to do the same sales pitch a dozen timesUnless logistically you really need to do individual showing, I would do a more "open house" format....way easier and less wasted time

Rental potential is also assessed as part of the lending / pre-qual if relying upon it so could give an idea if have a property in mind.

Point being, as a business (wo)man, you can't make a blanket assessment on a strategy being all good or all bad; each strategy is simply a tool in the toolbox that you may apply to the right situation, and each deal is different.

To investors in these areas, is this am accurate assessment?

We busted our assess to get where we are today.

I did notice Greenburgh, Tarrytown, Ardsley, etc. recently had a change in how properties are assessed and I haven't figured out what the real impact of this is yet. 

@Shane RasnakCheck out the numbers for Scranton and the dozen small towns surrounding it. 

I also use Rentometer.com, but they're getting better at noticing I've used my "5 free reports" dozens of times, and I'm pretty much locked out.
