When you have your friends sign leases, have a pet/animal addendum that clarifies your expectations for their pets.

I don't sugar coat anything.OK Don't get me wrong.

You get the seller (usually a wholesaler) enthusiastically pushing a teardown on any investor who will listen to him, insisting that it's worth all kinds of money in the right hands, downplaying the renovation costs and time and pretending to all kinds of fixer knowledge by self-importantly throwing out things like, "You've just gotta skim coat that!"

For me, that means spending on the things that make a place feel like home: really nice bathrooms and kitchens, and saving on the things that make the home less profitable: stone coated steel roofs, hardwood floors and the like.

They claimed it was their gf's animal but I pointed out the lease did not allow for pets on the property.

It's a new animal.

Coat with a bleach paste or spray might help and let sit, but it will probably come back since its probably worked its way into the enamel.I replace toilets about every 5 years just to keep things looking sharp.

Given this situation we decided to have the "mud guy" do a light coat of joint compound and cover the paper joins just like a drywall seam.
