How do I analyze a deal?

Don't analyze yourself into oblivion here.

I typically get 4-5 off-market deals per week to analyze and that has dropped to maybe 1 per week.

Get to know the calculators on BP and analyze each individual property.

That said, I would not give any weight to what the listing agent is telling you, hopefully you are working with an experienced agent who can help you navigate the market and help analyze this deal with you.Do your due diligence and make sure it is going to be a great opportunity for you in the long term...Best of luck!
