This is such a refreshing thread, every other forum immediately suggests replacing gravity furnaces because of efficiency, but most calculations that suggest 50% efficiency ignore the fact that they use almost no electricity and some of the heat "lost" is in fact lost to the basement which I'm many cases still contributes to heating the living space thru the floors,.

I see a lot of wannabe investors, newbies, aggressively scaling investors, and very successful large scale investors on the site, but the little guys like myself tend to get lost in the wind on bp. 

I've heard stories from other landlords of people showing up at their house with a moving truck after paying deposit to a scammer.....or even in the house when they get there- scammer makes up story about lost keys and just tells them to get in any way they can.Lesson I learned: put my ads everywhere - I think they are way less likely to do this on a site that's already got the legit ad. 

This got lost in the Thanksgiving shuffle.  

You can take pictures of receipts (before they are lost) and upload into QB for permanent retention.  

I would have just lost money?

This is the second property I lost where my offer was the highest but the seller went with the second highest offer because it was cash and they can close much sooner vs. my FHA loan which takes about 2 months to close. 

Lost a dear friend to cancer.

It doesn't matter how reputable the Sponsor seems or how many times you've seen them on FOX, CNN or whatever other channel they appear.Tough lessons and my sympathies are with the folks who've lost their money.

Recently this tenant has been delving into heavy drinking and living a rather unstable lifestyle, has lost job (but got a new one) and not responding to my texts when bills are due.
