Another property I found is abandoned and appears to need a lot of repairs -- also in a very good middle income location/neighborhood, so has great potential to be rehabbed & flipped.  

I am looking to hold properties for 20-30 years.As for where to find flips, again I am not the best resource for this but I would say local court house auctions, foreclosure websites, and driving neighborhoods looking for run down or abandoned properties.

Are they able to advertise the property while the transaction between buyer and seller is still ongoing?

I think the big lesson in that podcast was that most people aren't successful with their advertising because they quit too soon.

We think we've found a great way to start but the odd situation has quite a few hurdles.There is a property across from my mother's house that has been abandoned for 10ish years.

This allows them to: Put a sign on busy roads for advertising.

It doesn't show up as the advertised rent price, but it's included in a second bill every month.

If you look around, you'll see there's very little advertising, and I guarantee keeping this website running and paying employees costs a fortune.
