Typically the less affordable markets have appreciated more because they have multiple of the following: population growth, diversified economies, nice climate, housing constrained, rising incomes, large variety of entertainment opportunities, housing shortage, high paying jobs.

I've only owned property with laminate in it for about 5-6 years and I haven't had to repair any laminate yet but I've had to rip out carpet that came with properties on multiple occasions.The vinyl plank appears to be about 2-3 times more expensive than laminate for the floating variety so I don't think I will try it just yet since I've been having so much luck with laminate. 

Down the line you may want to consider picking up your real estate license, having MLS access opens more doors to a variety of deals.

I'm not sure how strong the rental market is there, and it's a bit lacking in variety for entertainment and restaurants.
