@collete I have been through the same path.I'm from Brazil (still living here) and after 2 years of studying, researching and traveling to the US I start investing in SFH.

For the most part, a study on a $500k property WILL cost less than a $5M property. 

Every single successful person I have ever read about or studied with very small exceptions owns property.

While most think of gentrification as a negative thing, some new studies have shown benefits of gentrification, for both landlords and renters.

@Ben Patel I had a feasibility study done with a 10 year pro-forma as well. 

In the end, if the had done a proper title study you would have found out about this problem.
