What is best practice from an insurance/liability perspective to protect myself? 

Hello @Jeremy VanDelinder,   I'm located in Los Angeles (relocated from Houston a couple of years ago) and I'm currently looking into doing a BRRRR on a fire-damaged property; This would be my 3rd rental, but the first fire-damaged one;  I definitely see the risk of getting into this,  but the potential benefits can be well worth it..with this said, I wanted to ask your expert advice if possible in regards to my inquiries below: a) When walking into a fire damaged property (SFH) to do an initial assessment, what would you say are the key things to keep an eye on and look for ..

No study also indicates that BODs aren't following best practices, are potentially violating the law (depending on the state), and possibly ignoring their governing documents (many condos require themselves to have regular studies).

That said, my San Diego rehab is still under construction as my contractors practice social distancing. 

There are a lot of great study tools, practice tests online for free too if you feel like your course is lacking in providing you enough study materials. 

@Ean Bass Whatsup bro, we’re both fairly new and your situation gave me sometime to practice and hopefully someone reads over both our messages and critique.

Virtual Leasing - we have completely transitioned to virtual leasing, using a combination of existing marketing assets (professional property photography, videos, and 360 tours) while rolling out a best practice program for our staff to utilize mobile devices (pads and phones) to create available unit specific tours.

I only own single families and duplex, so legitimately don't know if it is standard practice to list things like fitness facilities and pool as part of the lease agreement.If it is not listed, and simply an implied benefit to his lease, then there is no reason to reduce rent. 

I am very concerned that this Neil guy is Dustin Rose and has some very dubious practice.
