Offering 60% of list is not realistic at this point though I would try if you have the time and your Realtor has the patience.They will list it as such for the first 30 days (as a rule).

If they won't do free comps....check with a few realtors that specialize in your type of property.

I'm trying to convince a realtor that doing a double closing isn't illegal.

Double check every thing they tell you and if you catch them in a lie, back away from the deal.Also, 5 minutes on Realtor dot com checking the asking prices in that town will tell you a lot about the deal that is being offered to you.

The realtor had a online tour that showed everything perfect and beautiful.

You can't do that, that's illegal (from knucklehead lawyers, Realtors, and uneducated investors)
