I am told that because it's vested in an LLC, my options are limited and if this investment property was in my personal name, I would be able to get a second mortgage on my investment property.  

How does one actually raise money from individuals with such high limits of accreditation if you don't personally know wealthy people or real estate investors?

However, keep in mind that the difference between the sale price and the loan amount must be brought to the table by you.

The small gestures of exceeding expectations can make a huge difference.Don't be the person who can't fulfill their promises.

Is it worth removing this tenant and having it sit vacant while you find a new tenant.If your intention was not to keep this tenant then I would have had the owner deliver it vacant, unless you think this tenant can afford a higher amount (which probably cannot but I assume you have info on this tenant to make that decision)

@Marc Shin - Probably a national bank like bank of america where they have branches everywhere is easiest if you are trying to keep it simple.
