I understand it might be wear and tear item and possibly a Mother Nature “Act of God” is this covered similar to a roof where landlord is responsible?

I have a degree in natural resources and my job title is an Environmental Scientist.

The owner has taken incredible care of this place - with a new roof, brand new furnaces and appliances less than 3 years ago (converted to natural gas). 

Naturally I added 3 days to my trip and now Im going to BPcon and Jazz fest.

These reasons make me think that you need to be at the forefront of someone's mind by doing direct mailing, contacting agents, lenders contractors, (whomever) frequently and reminding people of your specific buying criteria and other such strategies as a method for landing deals with less competition.

So this method absolutely works well when done with intention.  

Specifically, using the BRRRR method.

I prefer the BRRRR method, so my properties look nice feel nice.

If you go the natural gas route, you want to make sure there are meters there for all floors or you need to call the natural gas company.

@Cody McVayI feel that with the current costs of materials that method doesn’t apply as well and could screw someone over if they don’t know what they are doing.
