If a regional or national tenant they tend to trade at 4 to 5 caps so where interest rates are today they almost have to be all cash purchases.An advantage to a ground lease is being able to buy in an area you might not could afford.

Of course that doesn't cover all the other lenders but anything Fannie/Freddie backed.The national servicing settlement of 2012 included 5 lenders specifically. the program did sunset and it did not compel junior lien holders to be forced to accept senior lien holder offers.
