Running comps isn't rocket science - look within 0.5 miles, within 3 months, preferably same neighborhood, adjust for sq. footage and conditions as needed.If you are looking to wholesale your first deal you don't need that much capital to sustain a campaign (I'd start with minimum 200 targets due to response rates).

By adding square footage to the property, I am literally "creating my spread" as my cost to build is well under what I can buy/build.So without further ado, here is the latest one:Purchased for $700,000 / $250,000 Construction Costs / List Price $1,269,000 / Sold Price $1,335,000.

I would be really surprised that you could get something built for $100/sqft, especially when the square footage is on the lower end.

The hardest part is doing the legal paperwork to separate the units, setting up ( condo) fees for each unit ( usually based on square footage), the condo board, common area, parking, maintenance, etc... off course there are physical requirements too.Converting a single family into a duplex is much more complex.
