That is why it is so important to run your numbers and make sure they make sense even assuming the most expensive repairs.

However, do not leave your job and try to dive directly into RE investing... you will just be shooting yourself in the foot because getting money is so much easier when you have a day job vs. trying to live off the cash flow of each property you purchase.My advice...

Debating on redoing the kitchen or selling it as is so whoever buys it can do the kitchen however they would like.

Cost to buy anything is Colorado is so high now that by the time you add rehab expenses and then have rent taper off on the other end BRRRR starts to no longer make financial sense.

My follow up question is, so if I were to be doing a buy rehab rent refinance on a property would you recommend paying down payment with my own cash and getting a fixed rate 30, year loan, using hard money for rehab, and then refinancing after that?
