Cost to buy anything is Colorado is so high now that by the time you add rehab expenses and then have rent taper off on the other end BRRRR starts to no longer make financial sense.

My follow up question is, so if I were to be doing a buy rehab rent refinance on a property would you recommend paying down payment with my own cash and getting a fixed rate 30, year loan, using hard money for rehab, and then refinancing after that?
