I would imagine that if you put tons of money and time into lead generation you could dole out the leads to other agents working in your brokerage in exchange for a % of the commission.There are always agents around the brokerage who will be looking for leads.

With Google coming in, right now land prices are are fair, average lot prices are 89k to 120k I imagine those prices are going to sky rocket shortly.

Imagine flying overhead one morning and watching everyone drive to work....all the cars headed one way in the morning and one way back in the evening.  

Never say never, but I can't imagine a seller would let you bring in multiple contractors before you make an offer.  

Anyway, I imagine I will get a mixed response here, but I am very curious what people more familiar with the area and the risks have to say.  

I have also seen BP all over Facebook so I would imagine those two are in your top 5.

I think the only thing you should be aware of is if you're renting to tenants, is your LLC something that you'll be embarrassed to ask your tenants to write a check out to every month.Toe Jam or FBI Surveillance Van #13 or even I Can Hear You Having Sex are funny for wifi hotspots and might be amusing to you (and me), but imagine if your tenants will think you're less than professional every month while writing the check.  

Two 2/1 halves of a multi don't add up to a 4/2 any way I can imagine.  

Looking back on my journey so far with real estate investing, I can't imagine how I would have survived without the help from this website, Bigger Pockets!  

I couldn't imagine installing a brand new kitchen, granite countertops, new appliances...but leave off the hardware?
