I would do a Joint Venture instead of a Partnership for legal and tax reasons.

You’ll probably have to redo that countertop /cabinet for a shorter unit when you put in a joint stove/oven instead of the cooktop.

If the IRA were to joint venture on a deal with someone who is not a disqualified party, the IRA would receive its overall percentage of income, costs and taxation and the partner would separately have their own portion they would treat appropriately - whether also in an IRA or personal.  

If you are skilled with tile I recommend butt jointed granite tile counters for the kitchen and bath.
