But I don't think this is the time.There are a few cheaper alternatives that might best fit your situation, maybe Fortune Builders has a few tiers below their 50k tier as well? 

I think this worked better for me because it gave me confidence in the rental appeal of the condo at the rental price listed and then let me follow up with the email which would essentially screen out most of the people that didn't fit my rental requirements.  

Hi BP fam,I'm helping a buddy install laminate hardwood flooring and we have a pretty good start, but have an abnormally-shaped layout in the house (working from one end of a trailer to another) and our tiles aren't quite fitting the way we'd like.

@Kurt Stein While I have gone through this process a few times with my rentals, I always defer to an actual CPA because my answer, though correct, may be lacking some of the details and fit my situation and not others.

She used to be a licensed contractor (or maybe she still is) so she might be a great fit for you since she understands that part of the business.

My landlords do not tell me how to run my business but... if my business model does not suit you then perhaps we aren't a good fit.

When you offer 12 month or less leases you can get rid of people who don't fit well or who cause "trouble" more readily.

Every wall is too small for a queen bed to fit on.
