I would plan to be at the appointment with the pest guy and have them point out any issues they see, take lots of pictures of any potential issues, then send written notice to all identifying issues that are causing a continuing problem along with written notice that inspection of all units will be scheduled each time a continuing complaint is received and units found to be contributing to the problem will be billed for the treatment.

I'll double down on the fact that unless sellers are in the real estate industry or have some kind of investment experience, they are unlikely to take the burden of servicing the debt.

The dividends might help you eat without selling shares, but real money is made when the price of Amazon doubles or triples over time.Now I believe a dividend helps support the price of a stock, so I wouldnt ignore it all together.

@Vanessa Hernandez anyone on BiggerPockets who puts out a blanket statement that NJ taxes are high in my opinion are not looking at the overall picture of what NJ income properties can bring to the table.
