Has anyone used strategies in similar situations to keep purchasing deals? 

Foreclosure is a great strategy for fix and flip.

Then I got to thinking about some questions:What are the typical exit strategies with partners on a BRRRR deal or a rental deal?

My current strategy would be to offer an 8-12% on his investment for the year.

Longevity of a good tenant is the really the key to this whole thing called real estate investing (buy/hold strategy).Personally for me I've never bought anything under 100K and rents never under $1200/month to try to capture the "high" quality tenants but I still had trouble.  

I focus primarily on traditional residential properties with a buy and hold strategy. 

I'm most interested in fix & flip and wholesaling strategies so, I want to get better at analyzing deals.

I have done a few SFR deals and am mainly focused on long term buy and hold right now, but interested in getting in to small multifamily and evaluating other real estate strategies.

Our strategies are a mix of buy and holds and fix and flips.  

I've been able to employ some of the multifamily and SFR strategies investors mentioned on the podcast into deals I work on as a commercial agent.
