No one can beat QB for their automated pulling of bank and credit card data to make receipt tracking and financials.

Best case scenario would be to get it for lower than market value to BRRRR it, but don't see that happening since it's on market and not distressed.Let me know if I'm on the right track or there are other variables I'm missing.

I find myself looking for a better way to manage my leads, tracking not only the source but what my last step was if it be mailer 1, mailer 2 or even calls.   

I recommend keeping an eye on what homes similar to yours are currently on market for rent for in your area and save them so you can track how long they are taking to be rented out.

@Jay Hinrichs there are many lobbying groups for rental owners.... they do have a voice..Also, just to clarify, if a LL has no reserves then they may not be able to help their tenant, but my main point is that tenants should not carry the burden of this alone, we all need to help so we all can be back on track With as little pain as possible. also, i may own my rentals free and clear, but I am right in the middle of a 1031 where that will no longer be the case..... 

They don't have money but you still track all the repairs, take pictures, etc and turn them over to a local collections attorney. 

In addition to not being able to evict for non-payment and not knowing how long this COVID-19 craziness will take to pass and get back on track, or if this will trigger the pullback everyone keeps waiting for.

Lease start/end tracking, rent tracking, automatic payment reminders and late fees, and a lease end move out process that simplifies a lot of the work related to security deposits and charges. 

I think you're on the right track with seller financing for 1 year until things cool over and can commence with the project.
