If you have significant assets and have a trust or estate plan, I suggest you bring those players in as well to address issues that can affect other aspects of your legal and financial life.There isn't much tax savings as opposed to dealing as an individual other than an entity will make expenses easier to recognize as a business expense rather than being seen as consumed for personal use.

That being said I personally would not spend the money until you've exhausted every opportunity outside of paying someone $1000 to teach you things you can learn for free.

Sounds like a long shot to me unless the land owner is very strong in other areas as Kevin mentioned.With him contacting you I am sure the land owner has exhausted a lot of possibilities already which leads to me to think the credit isn't good.Usually when I get these types of calls it is a wild goose chase to nothing.

Sacramento has gone way up in the past few years as people escape the bay area and having Fresno less than an hour away from the Silicon Valley via HSR could make that a great spot in a few years.So - buying on that speculation at some certain time in the future seems like it could be good.

That seems much more realistic than moving to Stockton to start over so one could buy a house.My comment simply put is that commuting to Bay Area from Stockton is exhausting and not a long term solution for anyone, and it's only going to get worse.
