If I form an LLC tomorrow, but don`t actually do anything as far as REIuntil, say, next year, would I have to file/pay some sort of minimumquarterly tax with the IRS?

I am concerned that they actually would find many ways to delay the closing, and I don’t have that kind of money.

Welcome to the site I live and invest in the metro Detroit area but I would suggest house hacking I tried the moving out every year it’s not a good thing I don’t think it’s worth the stress of making your family move

This is an ongoing thing with every tenant, in fact we have lost 3 tenants in the last 6 months because of it, they could not live with the stress and so we let them leave.So my question is what is my recourse as the owner? 

It's not worth it if that extra debt is going to constantly stress you out.

But this would by my first deal and I just couldn't put that kind've stress on myself and my wife with the current volatility of construction costs and HML expenses going way over budget if we don't do things on time.  

Ask about full replacement coverage, rent loss, & liability insurance as a part of the premium.As you keep asking questions & talking to qualified professionals, you'll learn what you need to know, which will make the process seem easier (& less stressful) as you go along.

To make sure you stay in the game long term, my recommendation is to make sure your first deal is close as can be to being a sure winner financially and also in terms of stress level, which doesn't sound like would be the case with this borderline war zone property.
