If there is an HOA it has to be registered with the state (in my experience which is only TX, CA, CO) and the by-laws should be recorded at the county recorder's office, again in my limited experience this is always the case.

Heres my question:  Id be putting in 6k to repairs and such,  would you treat is as a mother in law apartment, as if my mom or kids were down there or as a full rental and witch mean id be claiming rent and writing off the repairs every year?

I go, to work out the deposit remainder, as its been 21 days (so by law need to return that) and low and behold, she is back in there saying the painter needed help!!!!!!!!
