Years ago, I could file claims for small, even minimal, damages on my rental properties, like a few fence pieces blown off during a storm.

Are you actively trying to seek properties in that area?

I know other investors bought the property and sold it after a rehab and still made money. 

Some of my properties insurance and taxes go up over $200 every year.

These properties are owned by a few different investors I work with and know personally, the average monthly rent per property is about $1,300.

They may seem attractive on a spreadsheet if you are chasing cash flow, but the fundamentals are not as strong and these properties are  disproportionately impacted by capex and operating costs.

We’re actively acquiring properties with interest rates as low as 2-3%, even though current rates are nearly triple that.

The vast majority of DSCR loans are structured as regular mortgages with the personal income/DTI replaced by the rental income from the property.

However, the buyer might click just to see "what this ad is all about" or to check if you have properties for sale.
