I told her I could own the property for 10 seconds or 100 years and its none of her business what I did with it.You can do 2 separate title companies, the 2nd would have to see the deed recorded or at least executed.

I think both of these tenants would probably still be renting from me if not for the tax credit.Botoh, have two other high end rentals of 13 and 19 year tenancies, where they did not buy a house.I've also rented to executives, doctors and military that knew they would be in the area for 2-3 years wanted a nice place and did not want to buy.

Think fully furnished for executives coming into town on a short term basis.Think historic cool factor (was the local brothel. . .)Think a health club membership with the rental. . .Secondarily, think concessions over lowering the lease.

I've also been with Velocity for 2 1/2 years and have worked with many of the top executives here back in the subprime boom when I was with New Century, WMC, Encore, etc. 

When prospective tenants call in, the staff should give A+ customer service.

We have figured out a way around that by using our own maintenance staff in the areas we buy in, which cuts down on maintenance costs considerably.

Contract for deed may work as well and I personally have never seen a due on sale clause executed as long as the payments are on time. 

You must have a remarkable staff to feel comfortable stepping away to take on investing.
