A contractor can help yes when it comes to looking at it and telling you how much or what you be looking at if you want to upgrade or fix something visible but you need the inspector to check out the roof AC and plumbing thoroughly despite what it looks like in person I’ve seen mini jacked up ceilings.

From what I recall it is addressed using a 1 page addendum that says something to the effect of "the borrower is partnering on the purchase of the property with the lender, and is paying a fee equal to XYZ for the sole right to the ownership of the home".

@Audrey Blotzyes - you either buy it (Propstream or Privy or similar) or you make it (driving for dollars)but that is difficult - you're looking for a needle in a haystackwhy not house hack something that is on market?

If a future deal looks similar I may want to change the split to 60/40 or something so I make a larger portion of the profit for doing the heavy work.
