On a good deal nobody will be trying to go around your back or wait out option periods because they know they will just lose out to someone else.

This will help with a few things:Liability - Current state if someone slips and falls at your triplex you could be sued and your personal assets could be at risk. 

I know someone who had major structural issues with their foundation, got it fixed and was told by the lawyers that they didn't need to disclose it when they sold the house (they did disclose it).
