In my opinion, the most important rehab components to pay attention to are the one that are most expensive -- foundation/structural, septic, mechanicals, roof, windows, etc.

They broke a sliding glass door which they acknowledge (little hard not to) but we have shopped to minimize the cost to them to replace so it is about $316 vs the $560 originally and didn't charge install just disposal.

You'll need to check the roof, the siding, supply line pipes and drain pipes, gutters, faschia boards for rot, windows for rot, etc. 

Maybe if it was permanently attached but I think if they go out the second floor window they are just going to break a leg  but second floor is not so high in that house.  

Can see nearly the entire whole bottom floor through windows and looks very good inside.
