I've read Michael Blank's book: Financial Freedom with Real Estate Investing and have started to do some research on markets I want to invest in. 

However, I have a feeling they might be hesitant to provide one.Since this is my first out of state investment, I'd likely walk away if the tenant turns out to be difficult.

I haven't post a vacancy on Facebook market place for about a year or so...it use to generate 100s of inquiries/responses daily, but I posted a vacancy a week ago and it hasn't generated a single inquiry.

I am trying to figure out if it's good idea to invest in that area. 

In 2022, there were ~6 million single family home transactions and in 2024, we are projected to hit just shy of 4 million single family home transactions.

This can be an effective technique with a single-family home.
