With my approach, I may want to come in around $1200 while offering as much or more than most other rentals.So, keep in mind market rent is also based on YOU and YOUR approach to pricing and how to develop the value-proposition you want to offer a tenant.  

@Raif Harris you don’t need to be close to an area to invest.

Recently I have had 2 different people kinda proposing the same thing: they want to sign a year lease with me not to live there but to then in turn rent it out short term to others. 

What I do for my units with shared meters is I charge 50% flat to each tenant which prevents waste I get no issues with any waste due to this but the ones that share electric bills do get many complaints due to the size of the bill.

You really have to know how to do your numbers.A lot of that may come down to the property taxes.

Almost impossible to do for someone being paid W-2.

This plan was going to allow me to cash flow but was going to take more capital to complete.
