Hey BP ,I've been seeing numerous rental properties that appear lucrative at first glance due to their strong rental prices and existing tenants, presenting what seems like a promising investment opportunity.

I thought this seemed like a pretty solid way to get some cashflow and roll it into eventually owning Airbnbs and or long term rentals.

Either way seems like it would be cleaner to just buy a rental if your bet was on appreciation.

Seller is out of town and seems motivated to be done with it.

I understand Act 60 is a driving force of pricing and demand but its seems like the market is at a tipping point of saturation. 

He seems a straight shooter and has a good track record.  

But here's where I'm scratching my head: this REIG doesn't seem to have a proper name or a website I can check out.

With this in mind, the individuals protected by this proposition may be more interested in moving, which will help free up some of the inventory and give buyers more options when it comes to purchasing a home.At first it seems like a good idea... till you get to the part where they increase property taxes.

That seems like a benefit.

Most seem to be down in southern CA or out of state.
