Properties tend to be older, so when you do a rehab you often need to replace electrical, piping, etc...I think newbies look too much at the current rent ratios cash flow and not enough on the vision for adding value and increasing rents.

., what's even more about condos/townhomes is not only is there a maintenance fee but if they have to replace the roof of the building and their current fund is not enough to cover... they will issue a one time fee to cover the cost.

In Washington they would need to go to the department of licensing and fill out a affidavit for lost title which would function as a temporary title until the replacement comes.

Even more often the landlord is in a better position to modernize the building as the departing tenant is forced to pay the landlord for the damaged building and tenant improvements that would have had to been replaced anyways.Also, they are the people printing the money after all.
