Hi Carlo,In each of my locations (FL, IN & CO), it was slightly different...in Indiana, where I'm originally from, I asked friends and family for their suggestions on plumbers, painters, handyman, etc.

This assumes the market rent for the unit I will be moving into.My goals from entering real estate are 1. add diversification in my investments (right now heavily invested in stocks) and 2. house hack, so that tenants pay part of the mortgageIn my current market, I have two options: a. buy older houses, renovate, bring the rent to market --> this will cashflow, but needs a lot of time investment which I don't haveb. buy turnkey properties: --> renovated and already occupied by tenants but may not be cash flow positive.I found a property that's type B.

Floor is just painted concrete, and that includes the 300sf which the county assessor counts as fully finished.I'm reading that DSCR rent appraisers may not count partially finished space at all, and count fully finished basement space at only 25% of the rent of main floor space in the same house.What are your thoughts--is this how it typically is for DSCR rent appraisals?
