I don't think there are many buildings that have official names.. even in historic districts, you maybe can't change the appearance of a building, but you can call the business inside it whatever you want.In the example, you'd simply pull the old sign down and put up a new one, probably as part of whatever other remodel you'd do.

The potential PML is a construction guru that won't do the work for you, but you have on speed dial to consult on anything related to home building/remodeling if the issue is beyond your own 7 yr home construction knowledge.You live in Colorado and the market is inflated.

@Jacob Sampson I've bumped my purchase price about 10k to allow room for error (also my best friend will be the realtor) @Ralph Justiz pretty recently remodeled property (from the exterior) still looking to get pics of the interior as the deal was a stumble upon via a friend.

The ARV is based on a combination of the CMA (which noted it to be 130-140k), but more realistically the reason I offered on it was I looked at the recently sold homes on zillow and 2 properties adjacent, similar square feet (1430), and 3/2 sold for around 120k within the last year fully remodeled.
