But when you close with an attorney and title company and buy owner's title and closing seems like a breeze and you think you're covered, and then 6 months later, the title company still hasn't recorded the deed and the title insurance underwriter says it's been recorded but the state and county says it is not, you start to learn that you, too, need to know how this works so you can fix it as no one else seems to care that much, even though the state insurance regulators are helping all they can, claims are filed and being dealt with, but they are tied up by time frames (title company has another 15 days to answer yet another letter, etc.).

Much of what happens in our legal system is not only based on the written word of law but also the intent and applicability of law to some activity.From what I read in forums, many give advice based solely on how they may read a regulation or leagl requirement without looking at the overall inetnt.
