If you want to hide your address here, you can generally set up a mail box with a UPS Store, and use that.You can get a fake ID in some other name and if there are plenty of pics of you floating around the Web, claim you're the owner's cousin to explain the physical resemblance.But generally, if you're self-managing and dealing with a situation when you're renting out single family and residential small multiplex (up to quadplex), this kind of thing isn't a good idea.

Make a list of items that you would replace and head to the local home improvement store.

The good:His credit report shows zero missed paymentsHis girlfriend's father is our handyman and one of his previous landlordsHe has been at his job since 2006The bad:He already asked to use some of the storage space to store gear for his hobbiesHe just took out a loan for 105k for a boat (also 10k owed on car, makes 50k/yr)He asked to store the boat on the propertySo far I have said ok to storing the gear, but need to establish some ground rules (looking for advice here too). 

My regular person is currently out of town. 

I have factored in a regular eviction and I am 100% ok with that. 

In my area there are regular markets that will consider the Renovation Builders Risk but the Vacant policy normally is placed through the Excess (surplus lines) market.

I’ve got one rental of my own where this stuff has been down for over 5 years and is showing no signs quality issues.I also buy some vinyl flooring planks from a local lumberyard/hardware store here in WNY with about 5 locations.

Now that we are in long term rentals, I am asking for your input of any group/organization with regular meet-ups you feel have been beneficial to your own personal/business growth.
