Thanks Matt, as you said, I'm realizing that NYC is not a really landlord friendly city so that's the reason I'm planning ot buy future properties in greater NY.

I realize now that I was smothering her with my excitement and even overwhelming her a little with the numbers and possibilities.

You may not have realized but in the past month they added something called BP Insights to this site for Pro Members under the Education tab. 

What are a couple of the biggest realizations you had in real estate or changes you made in the way you thought about and ran your rental portfolio?

I realize I will have to pay tax on that $100,000 but would pay tax on that at some point anyway.I am no finance expert and honestly just trying to get feeback. 

The more I searched, the more I realized that when it comes to retiring early and boosting your income, everything always came back to real estate.I've been lurking around the BP forums for about 2 months soaking up all the knowledge I can about REI. 

I have recently started investing into stocks, bonds, mutual funds as I have now realized the importance of beginning these things early. 

Made some money on appreciation but didn't realize at the time how good depreciation was as well.
