My RE background is slim, so I've now read approximately 783,594 threads here about structuring PM deals, good practice, what to avoid, etc. 

Currently, I'm in the process to close on my very first deal sometime next week and I am stoked but I don't want to stop there or be comfortable.I've thought of a strategy and I'd really appreciate the community's feedback.

But upon further reading I think I'd like to take a more laid back approach where if I find a deal, I will not lock it under contract at X price, but instead try and help the potential seller find a buyer.
